Remodeling Process

Alteration - 1 Filings
Major changes to use, egress, or occupancy. Alt-1 filings involve more complex documentation and approvals, often including multiple consultants.
Change of Occupancy or Use. Needed when a space changes function (e.g., converting a warehouse into apartments, or a residential unit into a commercial space).
Major Renovations & Additions. Significant expansions structural modifications or adding new floors that impact the building’s layout.
Combining or Splitting Units. Required when apartments or commercial spaces are merged into one or divided into multiple.
Full Compliance Review. Because Alt-1 filings affect the overall building, the DOB reviews every system for code compliance, making accuracy essential.
Alteration - 2 Filings
For renovations that don’t affect occupancy but still need DOB approval.
Interior Renovations. Covers most residential and commercial updates, including kitchen and bathroom remodels, new partitions, or layout reconfigurations.
Exterior Modifications. Required for facade changes, new storefronts, siding, decks, or exterior doors and windows.
MEP Updates. Mechanical, electrical, and plumbing upgrades often fall under Alt-2 filings, ensuring safe and code-compliant installations.
Violation Corrections. Used to legalize existing conditions or resolve DOB violations through updated drawings and filings.
